How We Vet the Contractors We Refer

Colorado Flood & Foundation is a referral service — we connect Colorado homeowners with vetted water damage and foundation contractors. We don't hold a contractor license, send crews, or do any of the work. Here's how we choose who we work with.

What This Site Is

When you submit a request on this site, we forward your information to a vetted Colorado contractor who matches your situation — water damage mitigation, mold remediation, or foundation repair. That contractor contacts you directly. We earn a referral fee when the connection is made — we have no part in pricing, scheduling, or the work itself.

Water damage and foundation work attract a high number of unqualified operators. We exist to help homeowners connect with IICRC-certified and licensed pros before they're pressured into signing something by whoever shows up first.

Our Vetting Criteria

We don't refer every restoration company that contacts us. These are the minimum standards a pro has to meet before we'll pass along a homeowner's information.

IICRC certification (water damage and mold)

The Institute of Inspection, Cleaning and Restoration Certification sets the industry standard for water damage and mold remediation protocols. We require IICRC certification (WRT, ASD, or AMRT as applicable) for any pro handling mitigation work.

Colorado contractor license

Foundation repair and structural work requires licensed contractors in Colorado. We verify that any structural or foundation pro we refer holds current licensure. Water mitigation pros are required to carry IICRC certification in lieu of a state trade license.

General liability insurance ($2M minimum)

Water damage and foundation work carry higher liability exposure than most home services — property damage, structural failure, mold liability. We require a $2M minimum liability policy for all referred pros in these categories.

Workers' compensation coverage

Mitigation and foundation crews work in hazardous conditions — confined crawlspaces, water-damaged structures, mold-affected areas. Workers' comp is non-negotiable. Uninsured crews expose homeowners to legal risk if an on-site injury occurs.

24/7 emergency response capability

Active water damage doesn't wait for business hours. We require referred mitigation pros to offer 24/7 emergency response — not just an answering service, but actual same-day mobilization for flooding and burst pipe calls.

Written scope before any demolition or mitigation begins

Water damage restoration involves making decisions that can't be undone — demo, drying equipment placement, mold abatement boundaries. Every pro we refer commits to a written scope of work and cost estimate before any structural work begins.

What We Don't Do

  • We don't hold IICRC certifications or Colorado contractor licenses, and we don't do any restoration or foundation work.
  • We don't set pricing, negotiate contracts, or take any cut from the contractor's billing to you.
  • We don't share your information with multiple contractors or restoration lead marketplaces.
  • We don't guarantee outcomes — the IICRC-certified pro or licensed contractor you're connected with is solely responsible for the work performed.
